We shy away from PRIVATELY OWNED properties because they cause our customers more difficulties than not.  Higher security deposits (typically, first, last & security), maintenance & management issues (owners' who are on vacation or out of town that cannot perform needed repairs until they return), rarely do they return your security deposit due to the expenses involved in preparing the property for the next tenant, and the REAL and TRUTHFUL fact that a PRIVATE OWNER, for example, can go into foreclosure any day after you sign the lease.  There are 4,000,000 plus foreclosed homes and growing.... some say for the next 5 years!   Thus, we DO NOT specialize in SHORT-SALES or Foreclosure Properties, in effect protecting our customers.
Instead, we help give what our customers what they want ...an apartment to RENT NOW at a good value!  There are the high-end expensive luxury apartments and then there are 'the best deals in town', which are great apartments at a great savings & value compared to and vs. market rent.   We can show you both!  The perfect apartment that suit your needs is your choice, we just help.

Apartments have OCCUPANCY LIMITS stipulating the maximum number of people allowed to live in a certain sized apartment, for example: 

Studios / Efficiencies allow only 1 person*  to occupy the space.


* [18 years or older - legal age to sign a contract - a lease is a binding contract].

The rule of thumb is:  Two (2)"heart-beats" per bedroom.

 1 bedroom apartments will allow 2 persons - a mother and child**

** [under 18 years old],

or 2 roommates or a married or unmarried couple.

A 2 BR allows four (4) "heart beats" - 1 adult + 3 children or 2 adults+ 2 children, for example.

A 3 bedroom apartment will accommodate 6 persons.

7 persons would require a 4 BR space  - which would mean looking for a privately owned home for rent.

This is why one of the first questions asked by your realtor or leasing agent is:  "How many people will live in the apartment?"  The answer will determine the minimum sized apartment necessary for a particular situation.

Note:  A single person may, by all means, rent a 3 BR apartment if he or she desires and meets the income requirements (typically 3 times the monthly rent in gross monthly income).

All apartments charge fees and have certain requirements & criteria with which they use to approve potential lease holders and adhere strictly to all Fair Housing Rules  & Regulations.

All applicants are treated equally and go through the same approval process.

Residential history requirements, income requirements, credit requirements and background checks are all part of this approval process, but not to worry, it's not as intrusive and horrifying as you may think.  We've helped customers with leasing their first apartment, students, less-than- average credit, some unemployed and some have had situations in their past that made them believe they were unable to rent an apartment now...we helped them.  We can do the same for you.
